Having decided to buy property in Spain, you can pursue one of two goals:

  • improvement of your living conditions and increasing your quality of life;
  • successful investment of capital.

Both goals deserve respect and should be reached with the least amount of effort and time.

The Spanish real estate market is rich in offers, and it is quite difficult to settle on any option. To do this, you need to study large amounts of information, since each region and type of housing may be of interest. So, your choice is apartments to buy in Spain.

Located both in large cities and in rural areas, Spanish apartments amaze with their diversity. These could be small apartments in old houses on the narrow streets of Madrid or Valencia, or in small villages in the outback. Spacious apartments are offered in modern residential complexes, where all the innovations and fashion trends are provided to make life comfortable. This type of apartment, such as penthouses, will create an atmosphere of luxury.

Apartments in Spain, located on the coasts of the Mediterranean Sea and the Atlantic Ocean, deserve special attention. Here you can enjoy the climate, beach holidays, and wonderful landscapes. Apartments in the cities and towns of the Costa Blanca, Costa del Sol, Costa Calida, located by the sea, offer great views from the balconies and terraces that are simply incomparable.

However, if you are buying a home for the first time, are new to this process, and do not know the specifics of the Spanish real estate market, you should carefully study the stages of purchasing an apartment in order to minimize possible risks.

The process of buying an apartment in Spain: a short guide

1. When choosing apartments in Spain, you should study local real estate markets by region, the types of apartments available, prices, rental yields, amenities and lifestyles.

2. Decide on a budget. It is necessary to take into account not only the cost of the selected object, but also all other expenses including taxes and fees, fees for notary services, commission expenses, expenses for subsequent maintenance of the property. Explore your purchase financing options. If you do not have enough money, gather information about the possibility of obtaining a mortgage loan.

3. Having chosen a region and settled on several options for apartments to buy in Spain, arrange viewings of the properties. It is best for you to come to Spain to personally see the apartments you like.

Pay attention to the area, layout, condition, availability of amenities. The location of housing in terms of infrastructure, recreation and entertainment areas, and beaches is important. Take an interest in the history of the apartments, find out about the owners, and the rules of residence. Examine the need and possibility of repairs and any improvements. When viewing properties in person, you will be able to ask questions of the sellers or real estate agents.

4. Having chosen a specific apartment, begin negotiations with the seller about the terms of the transaction, clarify the price, payment schedule, discuss the purchase and sale procedure, as well as possible unforeseen circumstances. Then proceed to reserve the property by paying a deposit and signing a preliminary agreement.

5. Check the property for due diligence and ensure that it has no unpaid debts. To this end, hire a qualified lawyer with extensive experience in the Spanish real estate market. A lawyer will be able to help in preparing the necessary documents, including the purchase and sale agreement.

6. Signing the main purchase and sale agreement is the most important stage of the transaction. Take the contents of the contract seriously, ask for clarification of terms that you do not understand before signing it. The signing procedure takes place in the presence of a notary, who certifies the transaction and subsequently registers the purchased apartment in the Land Registry in your name. You will be required to pay the remaining balance after paying the deposit, plus any applicable taxes, fees and other charges.

And now all the worries are behind you – you have become the owner of beautiful Spanish apartments. Next, you will have to register utilities in your name and familiarize yourself with the rules of the community of residents. If at the beginning of your journey you feel unsure if you are able to make a purchase on your own, then you have the opportunity to seek the help of a real estate agency at the stage of choosing a home. Many agencies operating in the Spanish market will offer you a selection of apartments to buy in Spain and help you purchase the best one.
